My Help-U-Sell for Sellers

We’re always seeking out new ways to improve our technology and our brokers’ efficiency. To that end, we’ve created My Help-U-Sell for Sellers.

Sellers will be able to see how many times their listing has been viewed, download and share documents with you and post notes all in one easy-to-access location. They can also access their listings’ QR codes, print flyers and look at their open houses. Eventually, sellers will be able to add their own open houses that they will conduct, after their brokers or agents have opted in to give permission.

The new My Help-U-Sell for Sellers functionality will make your office more efficient, and it’s a great selling tool for getting new listings.

Sellers will receive their credentials to log in from you. To send a seller his credentials,  log into your OMS. Once your seller lead has been converted to a seller, the seller will now be listed under My Office Contacts. Select the seller’s name from the list of contacts. You will see a widget called Seller Login. Click on the Create Login button to create a password for the seller. The password will be emailed to the seller, along with instructions on how to access and use My Help-U-Sell for Sellers.

You can upload documents and add notes to the seller in your OMS. Simply click on the seller’s listing, and you will see tabs labeled Documents and Notes. Here, you will be able to add your own documents and notes, as well as access those from the seller.

We are working on updating the graphics for My Help-U-Sell for Buyers, and those should be complete in the next few weeks.

New Map Features and Listing Profile Redesign

The upgrades and redesigns never stop here at Help-U-Sell Real Estate! To help you keep track, here’s a summary of what we’ve just completed and what’s ahead.

Continuing our full-featured map upgrades, we have added links to each property’s popup bubble. Now, visitors can opt to view listing details, contact the listing agent and save the listing right from the popup.

You may have noticed that a number of MLS listings do not appear on your map. That is because the geocodes, or map coordinates, had not been included with those MLS listings. We are in the process of collecting that information, and within two weeks’ time, we plan to have all of the MLS listings mapped. The other main project that remains for the maps is perfecting functionality where a visitor can drag his mouse across the map and see properties on the newly exposed portion of the map.

Early next week, you will definitely notice a redesign of your listing details pages. We have condensed the information currently displayed on the pages so that less scrolling is required and the page can be easily scanned. A short registration form on the left side of the page will encourage more visitors to turn into leads. We’ve also added a recommendation engine which will suggest similar houses to the one the visitor is viewing.

You can get a sneak peek at the redesign on our Test Office site. Please keep in mind that we are finalizing the design and functionality this week, so this is not the polished and complete version.

Lastly, if you chose one of the background themes for your website, you will notice that we’ve changed the images for Beach, Mountain and Desert.

Full-Featured Map Search

If you attended yesterday’s Tech Time Tuesday call, you’ve already heard about our new Full Map Search page on the Help-U-Sell-provided broker websites. We have upgraded the previous version of this map search feature to include a much larger map, a toggle button to go between map view and list view and other search options.

Viewers can find out about individual properties by clicking on a house icon. A popup bubble will appear with a photo of the property, as well as information, such as the address, number of bedrooms and asking price. The search can be refined directly from the map page to narrow down the results in categories like property type and foreclosures. The city can be changed right from the map screen, as well.

As of now, visitors can choose a satellite view of the map or a hybrid version. We are looking into adding a street view.

If you would like to promote the new full-featured map search on your site, you can place one of two new banners on your home page.

OMS Upgrades – Leads Management Module Additions and Time Zones

We have been working on building a new Leads Management Module for the past two months, and the last pieces are nearly complete.

Once you’ve claimed a web lead, it moves to your leads section. From there, you can now select if the new lead is a buyer or a seller, and you can manually add other leads that you acquired via phone, walk-in, ETM or other source. If the lead is a seller, you can set an appointment to view the property and include appointment notes. The appointment will then show up on your dashboard calendar.

A seller moves from a lead to a contact when you’ve clicked on “Convert,” or “Confirm Appointment.” You can also opt to delete the lead.

On another note, we’ve added the ability to select your office’s time zone in the OMS so that all of your alerts will be localized for you. It’s easy to change your time zone. On the Setup tab, click on “website.” You’ll see the new drop-down menu called “Set Office Time Zone.” There you can choose from Central, Eastern, Hawaii, Mountain and Pacific.

All changes should be live by the end of the week. Let us know if you have any questions or problems with the system after you’ve tried it out.

OMS Upgrades – Forced Registration

By broker request, we have added an option to require visitors to register with your site. The default state does not require registration. If you would like your visitors to be forced to sign up with your site, follow the steps below.

  1. Click on “website” under the Setup tab.
  2. You will see the new dropdown menu titled “Search login requirement.”
  3. You can choose from “none” (this is the default), “three searches” and “listing details.”

The “three searches” option will redirect a fourth search attempt to your registration page. The “listing details” option means that any visitor who clicks to see a property’s details will be sent to the registration page first.

Often, forced registration can significantly increase leads. Try out one of the options for a week or two and monitor your level of response. You can always switch to the other registration requirement or revert to allowing unlimited searches and listing detail views.

Experiment with the options and let us know what works best for your site.
