Top Producers for July 2014

Congratulations to our top-producing offices for July 2014! It was a competitive month. We had an amazing five-way tie for third place.

1) In first place for the second month in a row, North Carolina’s Help-U-Sell Triad Realty closed 17 sides in July. Six were buyer sides and 11 were seller sides.

2) With a dozen closed sides, Help-U-Sell Santa Maria took the second spot. Broker/owner Ken Kopcho and his staff did two buyer sides, two seller sides, and four dual-sided transactions.

3) Help-U-Sell Direct Savings Real Estate, in Virginia, wrapped up July with 11 closed sides: three buyer, two seller, and three dual-sided transactions.

3) Help-U-Sell Greensboro‘s 11 sides consisted of five buyer sides, four seller sides, and one dual-sided transaction.

3) Help-U-Sell Honolulu Properties had an almost balanced month, with six buyer and five seller sides.

3) Help-U-Sell Legacy, located in Layton, Utah, closed three buyer sides and eight seller sides.

3) Out of Chino Hills, Calif., Help-U-Sell Prestige Properties completed nine seller sides and one dual-sided transaction.

4) Rounding out our top producers for July, Wisconsin-based Help-U-Sell Jeff Braun Realty closed one buyer side, one seller side, and four dual-sided transactions.

We also like to acknowledge our offices that saved individual sellers the most money each month. Hawaii-based offices Help-U-Sell Honolulu Properties and Help-U-Sell Home Advisors each helped a client sell a home for more than $1 million, and each client saved thousands of dollars in commissions!

Last week, we started putting the finishing touches on our Jack Bailey Buyer Consultant Training Program.

The program will last 10 weeks and consists of a weekly coaching call with Jack Bailey, our resident buyer expert and broker/owner of Help-U-Sell Greensboro; worksheets; homework assignments; and videos, which we filmed at the home office in Sarasota last week. Jack has consistently closed more buyer sides than seller sides for many years running, and he created this program to teach his fellow Help-U-Sell franchisees how to achieve their own buyer-side successes.

The program is for brokers and agents who want to work with buyers as a consultant, not as a salesperson, and want to increase their revenue by working buyer sides. It will teach brokers and agents how to educate buyers on everything from what makes up a mortgage payment to how to reduce debt. Agents and brokers will also learn how to build trust and confidence in buyers.

In addition to introductory videos for each of the 10 sessions, we also filmed a promotional video for the program and a sample short buyer consultation.

It was long hours under hot lights, but our stars, Jack Bailey and Ron McCoy, managed to have some fun, too. Attendees of the Success Summit might get to see some of the bloopers. In the meantime, here is a lighthearted moment between takes.

New Video: How Sellers Can Save the Most

At Help-U-Sell Real Estate, we want to help our sellers save the most money. A seller can do this by being an active participant in the sale of his home. It’s easier than you might think. Finding the buyer often simply means telling family, friends, neighbors, and coworkers that your home is on the market. Showing your home can be done on your schedule, and your agent will give you training and guidance. Once you’ve found potential buyers, you turn them over to your agent to handle the heavy lifting: from negotiations to paperwork to closing.

New Help-U-Mail Program from Excel Printing & Mailing

Starting Jan. 31, our friends at Excel Printing & Mailing will officially launch a new program just for us. Called Help-U-Mail, it is more cost-effective than door hangers, and the bulk of the work is done for you.

Excel will work with you to customize your 8.5” x 11” mailer and place their bulk rate postage permit on each one. You pay for the printing up-front and pay for the postage only when you mail out the flyers. You will be required to mail to at least one full carrier route each time you send the flyers, but you can choose to order as many flyers as you like ahead of time and mail them out in batches. After you take them to the post office, the flyers should be in mailboxes within two business days.

If you order 10,000, the cost will be $0.11 each for printing. If you order fewer, the cost per piece will increase. The postage per piece will be $0.142. However, Mike Paholke of Excel told us today to expect an “aggressive offer” on the launch date, so look for even lower pricing then.

John Powell of Help-U-Sell Galleria Realty and Craig Flint of Help-U-Sell Flint Realty have tested the program already. Powell is planning not to mail out half of his 10,000 order but to insert them into a local newspaper instead. You can see Flint’s flyer below. He has mailed out 9,000 so far and garnered several calls and a few likely listings.
