Michelle Morgan of Help-U-Sell® Real Estate Specialists in Lake Havasu, Arizona, operates with a staff of two, which includes a buyer/seller agent and an office manager. Michelle says she is currently shifting her target audience to foreclosures and REO business. She has just earned the Certified Distressed Property Expert designation (CDPE). Michelle says that most of her recent sales have been traditional sales (her office had five seller and two buyer sides in January) and not foreclosures. “The average days on the market is about six months,” she says. “The biggest obstacle she has faced is to get the seller to price the house right.”
Michelle uses the Internet and says she has had quite a bit of success using Zillow.com and uses its premium zip code services in her area.
Expired Listings Produce Results
While listings have dropped in Lake Havasu in the past year, Michelle does pursue expired listings. A tip she offers to become successful with expired listings is twofold. First, she calls them until she reaches them personally. She never leaves a message for a return call. Second, she sometimes makes a personal visit.
Become the expert!
Over Michelle’s best advice to everyone at Help-U-Sell is “I think people need to work harder! It’s a harder business that it used to be. I work at least 12 hours a day and I am always trying to figure out how to make my business better. I am constantly learning and educating myself, so I can be ahead of the game. It’s important to be the expert in the business and to have a good pool of other people to work with such as a good lender.”
